Norwich Flats is a new off-campus student community just one block north of The Ohio State University campus. The facility offers fully furnished 1, 2, 3, and 4-bedroom apartments, community lounge areas, computer rooms, study rooms, and a fitness center. Many of the units have small balconies overlooking the adjacent city park.

The project consists of two stories of below-grade parking for 141 cars. The footprint is approximately 130’ x 230’, with nearly 30,000 square feet on the lowest level. The upper level accommodates 20,000 square feet of garage and 10,000 square feet of residential living units. The first floor is 20,000 square feet of concrete frame to support the housing above. The garage structure is a post-tensioned concrete slab and beams. Deep foundations support the entire structure.

The residential housing is three stories above the first floor and constructed with engineered floor trusses and conventional wood framing. The large gable roof is framed with wood trusses. Each level occupies approximately 25,000 square feet of area. The facade is clad in brick, stone, and siding.
