The View on Fifth project is a 285 unit mixed use development on Fifth Avenue in Grandview. The main six-story building will contain 153 residential units, ground floor retail and amenities for the residents. The project will also include a 400 car parking garage that is hidden from street view by the main six-story building.

SMBH, Inc. partnered with Dugan and Meyers Construction to design the parking garage. SMBH led the design team and worked with Dugan and Meyers in a design build relationship. The design process required close coordination with the design team of the adjacent mixed use development, which the parking garage supports. Balancing required parking counts with the size and cost of the parking garage was critical as the design of the overall project was developed. The site for the parking garage was limited as a result of the size of the site and the size of the mixed use building. Utility easements on two sides of the parking garage further complicated the layout and structural design. This resulted in the upper four floors cantilevering over the lower two floors. The parking layout on the lower two floors was modified to be parallel parking rather than traditional parking so that some parking capacity was maintained.

The final design of the structure was a cast in place post tensioned long span structure. The upper level of the structure was designed to accommodate an additional level in the future. Significant cost savings were realized by using rammed aggregate piers instead of the deep foundation system that was originally recommended. Since the parking garage is hidden by the adjacent mixed use building, the façade of the garage is cast in place concrete.
