Repair projects present a unique set of challenges that are much different than those found in new construction projects. Originally constructed in the 1920s, this building was constructed as a hardware warehouse. The facility is a reinforced concrete structure designed for high live loads. With a unique facade, the exterior walls are constructed with street paving brick. Understanding the importance of investigating the existing conditions thoroughly before construction begins, SMBH spent time assessing the structure. During this time, it was discovered that the shelf angles at the windows were in extreme distress due to corrosion from moisture penetration through the brick mortar and leaking roofs over the years. SMBH was challenged with devising a method of repair while preserving the original exterior walls structures. The owner also desired that large openings were cut in the heavy reinforced concrete floors.

Serving more than 709,000 members, the Ohio Public Employees Retirement System requires an extensive staff to manage the retirement, disability and survivor benefit programs for public employees throughout the state. As such, they needed a new facility to house their offices as well as provide parking for their employees at their downtown location. The design team decided that the facility would be a 12-story office building constructed on top of seven levels of parking garage space, two stories of which were constructed below grade. Built on the property line, the project required extensive attention-to-detail for the foundation design. Eight-foot deep plate girders used as a transfer beam above the garage to support the tower were too heavy to lift with the tower crane. The steel erector used a crawler crane on the transfer level to set the steel. After the initial design, some of the girders were modified to support the weight of the crawler crane. The phased delivery of documents allowed the parking garage to top out prior to the release of the final architectural documents.

The project is a renovation of an existing building for Middle West Spirits. The improvements removed a portion of the existing roof to install vertical towers that houses equipment for the distillery. The towers are 25, 25, 40 and 50 feet tall. The project also included a new door on the north side, a canopy on the Courtland Avenue side and the renovation of the entrances on the west façade.

Located in the historic Brewery District in Columbus, Ohio, the entire project consists of a 10-story addition to the existing 12-story office building, a two-story data center and a new 1,000-space parking garage.

Located prominently on Front Street in downtown Columbus, the new parking garage rises six stories with a partial basement level and provides needed parking for the expanded office building. The structure is cast in place, post tensioned concrete. The design of the garage incorporates brick and glass curtain wall to match the adjacent office buildings. The pedestrian bridge is at the third floor. Total construction cost for the parking garage is $20 million.

Crossing Sycamore Street in the heart of the Brewery District in downtown Columbus, Ohio; a steel framed pedestrian bridge connects the existing Grange Insurance office building with a new, six-story, reinforced concrete parking garage. The new office tower, existing office modifications, parking garage and bridge were all designed by SMBH. The connector facilitates the increased flow of Grange customers and staff across Sycamore Street without interrupting the current traffic pattern below. The bridge, spanning 54 feet across the street, is designed to have a more angular look and features a single central wall intended to be visible from street level. The wall is used to showcase local artwork. Because of the angular look and the visibility requirements, the bridge is framed with a single story-deep truss instead of the more traditional pair of parallel trusses. One of the challenges that SMBH overcame was designing for a single stable truss with cantilevering floor and roof beams, despite a tendency to twist due to the unconventional floor plan. Other challenges were coordinating mechanical and electrical requirements with the need for a low profile and coordinating the bridge foundations with existing street level underground utilities and the existing building’s basement. Total construction cost for the pedestrian bridge is $1 million.
